Capital Projects Manager | Powerhouse Workshop (Gowanus, NY)

Type: Full-Time, Permanent

Job Description: Capital Projects Manager

Powerhouse Workshop is a contemporary arts center and art fabrication facility established to serve the needs of working artists. Scheduled to open in 2020, the Powerhouse Workshop will provide industrial fabrication shops, a materials library, and flexible space for exhibitions, installations and public programs—supporting investigation, experimentation, and collaboration across media and disciplines.

Powerhouse is seeking a Capital Projects Manager to help coordinate all aspects of the design and construction of the Powerhouse Workshop.

The Capital Projects Manager is responsible for supporting the ongoing capital project, including the design, construction, and operational planning for the Powerhouse facility. The role will evolve as the Powerhouse project develops. Candidates should be interested in a “start-up” environment and excited by the opportunity to shape and expand the responsibilities of the position.

Areas of responsibility will include:

Capital Project Management: Supervising multidisciplinary construction teams in a complex and fast-moving project environment in which site remediation, design, construction, and organizational development all need to be integrated and sequenced. Specifically:
● Coordinating efforts between architects, engineers, contractors, and vendors
● Acting as the liaison to the Development Advisor and Owner’s Representative consultant team
● Working with the team to develop and implement project plans including scope and budget development, contractor negotiations, staff planning, procurement, work management, maintaining vendor agreements, and coordinating service visits
● Collaborating on long-term capital asset planning
● Reviewing current budget reports and developing project-based short and long-term budgets
● Leading, participating in, and attending all meetings as necessary and directed
● Providing regular updates on existing, pending, and upcoming project milestones
● Participating in the overall space planning process
● Working with the regulatory framework of the NYC Building and Zoning codes
● Supporting the sourcing of tax-credit subsidies
● Managing and coordinating special projects as requested
● Supporting the negotiation of contracts and proposals
● Vetting and processing of invoices
● Reviewing, recommending & tracking the approval of project proposals
● Developing, preparing, and monitoring project budgets, submitting budget justifications, and monitoring and controlling expenditures. Preparing program budget reports.
● Reviewing and approving invoices from contractors. Monitoring financial reports to ensure proper accounting of project expenditures.
● Tracking, reviewing, and maintaining project-related information, including project schedules, status reports, issues, risks and deliverables.

Qualifications:

● Degree in Architecture, Construction Management, Facilities Management, or related field
● Experience in construction project management
● Experience in not-for-profit organizations, arts and cultural institutions preferred
